Property Description

The site was acquired on a subject to planning deal. It is currently a two-storey office building that will be demolished under permitted development (class ZA) and rebuilt as a 4-storey new build consisting of 32 residential units.

Mountbatten has had their offer accepted and acquired the property STP for £2M.

The strategy will be to utilise permitted development to demolish the current building and replace with 4-storey of residential apartments. 

A positive Pre-App is in place.


Mountbatten’s team of architects and planning consultants has designed a scheme for 32 units spread across 4 storeys.

We prepared a permitted development Class ZA planning application based on these projections. The table opposite outlines the estimated GDV and profits based on achieving full planning for the scheme.

Mountbatten has successfully gotten this approved on the legals following the vendor's acceptance of our offer STP and set an exchange date in December 2022.

This project is currently under construction.
